This General Warranty Deed (the "Deed") is entered into on (the "Effective Date") by and between

CONSIDERATION. The Grantee shall pay the Grantor for the Property.
The Grantor hereby conveys, grants, and transfers to the Grantee all the Grantor's rights, titles, and interests in and to the Property. However, the Grantor and the Grantor's heirs, successors, and assigns reserve an interest in and to % of and other minerals in, on, and under the Property, along with the right of ingress and egress to and from the Property to explore, drill, mine, and operate the same. The Grantor warrants that the Property is free and clear of any liens and encumbrances, except for the reservation of mineral rights outlined in this conveyance. EXCEPTIONS. This Deed is subject to any rights, reservations, restrictions, covenants, conditions, and easements of record, if any, including .
GOVERNING LAW AND DISPUTE RESOLUTION. This Deed shall be governed by and construed in accordance with the laws of the State of , except for its conflict of laws principles. Any disputes relating to this Deed or the breach of this Deed that cannot be resolved by negotiations between the Parties shall be brought exclusively in the courts of the State of .
FEES AND CHARGES. All fees related to the registration of this Deed shall be covered by the Grantor.
This Deed is subject to any easements, restrictions, covenants, conditions of record, and any rights of parties in possession.
