A storage space rental agreement is a contract between two people — one who owns a space and another who wants to rent it. It lays out details of the deal, like how much rent the tenant will pay, how long they can use the space, and what is or isn’t allowed in the unit.
The document protects both sides and helps them avoid future legal disputes. For example, it spells out who is responsible if something gets damaged or unpaid.
You should use this document any time you rent a storage space for lease to keep your belongings there.
A well-drafted lease agreement for storage space includes several essential elements:
Names and contact information of both the owner and the renter;
Description of the storage space (location, size, type);
Start date and duration of the lease;
Monthly rental fee and when it’s due;
Security deposit details (if any);
Rules about what can and can’t be stored;
Rules about access (what hours, keys, etc.);
Conditions for ending the lease early;
Responsibilities of both sides;
Signatures and dates.
You do not need to consult an attorney to get the document. Just use a storage space lease agreement template and follow these instructions to fill it out:
Write the full legal names, addresses, and phone numbers of the person renting the space (landlord) and the person using it (tenant).
Identify the space being rented — give the address, unit number, size, and any other helpful details.
Write the lease start date and how long it lasts — for example, six months or one year.
Specify the size of the rent, when it’s due, and how to pay (cash, check, online).
If the landlord wants a deposit for safety, include the amount and when the tenant gets it back.
Be clear about what can be kept in the space. Hazardous, illegal, or perishable items are usually not allowed. You can add rules about quiet hours or cleanliness here, too.
Clarify when and how the tenant can enter the space. Can they come every day? Do they get a key? Can the landlord enter?
Explain under what circumstances either side can end the lease. Specify the term within which a special notice should be provided.
Both the landlord and tenant must sign the document, either the printed version or online, and add the date.
Keep a copy of the signed agreement as long as you lease storage spaces and a few years after it to protect yourself.
